Do I need to get approval from my insurance company before calling Vanguard?
No. You do not need pre-approval from your insurance company to begin emergency mitigation. In fact, most policies require you to take immediate action to prevent further damage. You should contact your insurance company to report the claim as soon as possible, but you should not delay emergency response waiting for approval. We can begin work immediately and coordinate with your insurance carrier simultaneously.

Water damage can result from many sources including burst or leaking pipes, failed water heater tanks, washing machine hose failures, overflowing toilets, dishwasher malfunctions, roof leaks during heavy rains, foundation seepage, poor drainage around the property perimeter, and storm flooding. The majority of residential water damage incidents originate from sources inside the property itself rather than external weather events.
How quickly does water damage need to be addressed?
Immediately. Water damage escalates rapidly. Within minutes, porous materials like drywall, carpet, and wood begin absorbing water. Within 24 to 48 hours, mold growth can begin in warm, damp conditions. Within days, structural materials can begin to warp, swell, and lose their integrity. The faster water is extracted and drying begins, the more of the property and its contents can be saved.
What is the water damage restoration process?
Professional water damage restoration follows a systematic process: emergency contact and assessment, thorough inspection using moisture meters and infrared cameras, water category classification, industrial water extraction using pumps and truck-mounted equipment, structural drying using commercial dehumidifiers and air movers, daily monitoring of moisture levels, antimicrobial treatment to prevent mold, content evaluation and restoration, and documentation for insurance purposes.
What are the categories of water damage?
Water damage is classified into three categories. Category 1 is clean water from a sanitary source such as a broken supply line. Category 2 is gray water containing significant contamination from sources like washing machine overflow. Category 3 is black water that is grossly contaminated and may contain sewage, chemical waste, or floodwater. Each category requires different safety protocols and restoration methods.
Can wet carpet be saved?
In many cases, yes. If the carpet is dried within 48 to 72 hours and the water source is Category 1 or 2, the carpet can often be professionally cleaned and reinstalled. However, carpet padding almost always needs to be replaced, and the subfloor must be thoroughly dried before reinstallation. After prolonged moisture exposure or Category 3 water contamination, carpet typically needs to be replaced entirely.
How long does water damage restoration take?
The timeline depends on the severity and extent of the damage. Water extraction can often be completed within hours. Structural drying typically takes 3 to 5 days, though severe cases may take longer. Full restoration including any reconstruction work can take several weeks to several months depending on the scope. What should I do immediately after a fire?
First, ensure everyone is safe and follow all instructions from the fire department. Do not re-enter the property until the fire department has declared it safe. Once cleared, contact your insurance company to report the claim and contact a certified restoration company to begin emergency board-up, tarping, and damage assessment. Do not attempt to clean soot or smoke damage yourself, as improper cleaning methods can make the damage permanent.
Does fire damage restoration include rebuilding the structure?
Yes. Vanguard is a full-service construction company that handles the entire restoration process from emergency response through complete structural reconstruction. We manage debris removal, smoke and soot cleanup, deodorization, content restoration, and all reconstruction work including framing, electrical, plumbing, HVAC, drywall, painting, flooring, and finish carpentry.
How long does fire damage restoration take?
Fire damage restoration timelines vary significantly based on the extent of damage. Minor fire damage affecting a single room may be restored within a few weeks. Major structural fires requiring full reconstruction can take several months. Can personal belongings be saved after a fire?
Many items can be professionally restored after a fire. Clothing, furniture, electronics, documents, and other belongings may be salvageable through professional cleaning, deodorization, and restoration processes. Can smoke damage occur without a fire in my property?
Yes. In Southern California, smoke damage from nearby wildfires is increasingly common. Is smoke damage dangerous to health?

However, mold often grows in concealed locations like behind walls, under flooring, and within HVAC systems. What causes mold growth?
Mold requires three conditions: moisture, an organic food source, and moderate temperatures. In a building environment, organic food sources and suitable temperatures are always present. Moisture is the variable that triggers growth. Common moisture sources include plumbing leaks, roof leaks, condensation, poor ventilation in kitchens and bathrooms, flooding, and residual moisture from water damage events that were not properly dried.
How quickly can mold grow after water damage?
Mold can begin germinating on damp surfaces within 24 to 48 hours under warm conditions. Visible mold growth can appear within 3 to 7 days. This is why prompt water extraction and structural drying after any water damage event is critical to preventing mold problems.
Is mold remediation covered by insurance?
Coverage varies by policy and carrier. Many homeowner policies cover mold remediation when it results from a covered water damage event, such as a burst pipe. Mold resulting from deferred maintenance, long-term humidity issues, or gradual leaks may not be covered. Can I stay in my home during mold remediation?
It depends on the extent and location of the contamination. For small, contained areas, remediation can often be performed while the home is occupied with proper containment barriers. For extensive contamination affecting large areas or HVAC systems, temporary relocation may be recommended to protect occupant health during the remediation process.
Will mold come back after remediation?
Professional mold remediation includes identifying and addressing the moisture source that caused the growth. If the moisture source is eliminated and proper ventilation and humidity control are maintained, mold should not return. If the underlying moisture problem is not corrected, mold will eventually return regardless of how thoroughly the remediation was performed.

What should I do while waiting for the restoration team?
If safe to do so, turn off the water supply if the damage involves plumbing. Move valuable items away from standing water. Do not enter areas with standing water if there is any possibility of electrical hazard. Do not attempt to clean fire or smoke damage. If the roof is leaking, place containers to collect water and move belongings away from the affected area. Document everything with photographs if possible.

Board-up services are needed whenever the building envelope has been compromised by fire, storm, vehicle collision, vandalism, or any event that creates openings in walls, windows, doors, or the roof. An unsecured property is vulnerable to weather damage, theft, vandalism, animal intrusion, and additional deterioration.
Are board-up and tarp services available on holidays?
Yes. Our emergency board-up and tarp services operate 24 hours a day, 7 days a week, including all holidays. Property damage does not follow a schedule, and neither do we.
Does my insurance cover board-up and tarping?

Contents Storage

What happens to my belongings during restoration?
Depending on the scope of work, your belongings may be moved within the property or packed out to a secure, climate-controlled storage facility. Every item is individually wrapped, packed, inventoried, and documented. Items damaged by water, smoke, or mold may undergo professional cleaning and restoration. Everything is returned once the restoration work is complete.
Is contents storage covered by insurance?
Yes. Contents storage, pack-out, inventory, and manipulation are typically covered expenses under homeowner and commercial property insurance policies. Insurance carriers understand that restoration work cannot proceed efficiently with contents in place and that unprotected contents are at risk of additional damage during the process.
How are my belongings tracked during storage?
Every item or box is assigned a unique identifier and recorded on a detailed inventory that includes a description, its condition at pack-out, its location within the property, and photographic documentation. This inventory serves as both a tracking system and a supporting document for your insurance claim.
Flooring

What types of flooring does Vanguard install?
We install luxury vinyl plank, luxury vinyl tile, various hardwoods and engineered hardwoods, laminate, tile, marble, and carpet. Whether the flooring installation is part of an insurance restoration or a standalone upgrade, we work with you to select materials that complement your environment and add value to your property.
Can damaged flooring be repaired or does it need replacement?
It depends on the material and extent of damage. Hardwood with minor moisture exposure may be salvageable through controlled drying. Carpet can sometimes be cleaned and reinstalled if padding is replaced and the subfloor is dried. Laminate and engineered hardwood with significant water damage typically need full replacement. Tile and stone are generally water-resistant, though the subfloor beneath may need repair.
Can I upgrade my flooring during a restoration project?
Yes. Insurance covers restoring flooring to its pre-damage condition. If you choose to upgrade to a different or higher-quality material, you pay only the difference between the insurance allowance and the cost of the upgrade. While the majority of our work is within the insurance restoration industry, we do offer remodeling and new build construction services. Can I remodel or upgrade during an insurance restoration?
Yes. Restoration projects naturally create remodeling opportunities because walls are already open, framing is exposed, and the construction team is on site. Kitchen upgrades, bathroom renovations, layout changes, electrical upgrades, and flooring improvements can all be incorporated at a fraction of standalone project cost. Insurance covers like-kind restoration, and you pay only the difference for upgrades.

Why is mitigation urgent?
Damaged materials do not reach a stable state. They continue to deteriorate and affect everything around them. Water-saturated drywall decomposes and supports mold growth within 48 hours. Is debris removal included in the restoration process?
